1 – What services does Luvanex offer?

Luvanex Corporate is an Airbnb and short term rental management company, our services include: optimizing property pricing, managing the calendar, price optimization, vetting guest, bookings and communication, then organizing cleaning services after each guest. Our goal is to ensure that you sit back comfortably and enjoy the rewards of your investment!

2 – Who should use Luvanex?

If you would like to short let your house, room or apartment without any hassle and maximize income without compromising on safety, then we are the right service for you.

3 – How do you maximize my occupancy rate?

Luvanex uses the dynamic pricing strategy to fill any open dates and last minute cancellations on your listing and ensure your place always has a high occupancy rate. We assign dedicated managers to track and monitor your listing’s performance then open up and solicit occupancy on various other platforms besides Airbnb, which include Homeaway, Booking.com, etc. These allow us attract a wide range of short term guests to fill your vacant days

4 – How do you ensure the safety of my property?

The safety of your property is of utmost importance to us. We conduct additional guest screening besides the basic screening done by Airbnb, we hold security deposits for non Airbnb rentals, and we monitor closely for any potential damages. Airbnb provides a Host Guarantee up to $1,000,000. We also recommend that all guests contact their insurance agent to weigh their options if they believe additional insurance is necessary.

5 – Where do you currently operate?

We currently operate in Atlanta, Georgia and Charlotte North Carolina and surrounding cities. In Atlanta, Georgia our service covers the following counties; Cobb, Fulton, Clayton, Dekalb, Gwinnett and some cities in Douglas & Paulding Counties. Charlotte, North Carolina our service covers the following counties; Mecklenburg, Gaston, Union, Cabarrus and nearby cities in York County If you have a property outside this area, do not hesitate to contact us. We will do our best to find a solution for you.

6 – How do I get started?

Fill out our Sign Up Form and we’ll call you within a few hours to get you started. Tell us a bit about your home, and schedule a time for one of our consultants to visit your home. During the visit, we’ll discuss how we can help improve your occupancy rate, answer any questions you may have, go over our agreement and give you free tips on how to get your home ready for short term renting.

7 – Can you furnish my property?

Luvanex does not provide furniture, but as part of our service offering and for a reasonable fee, we will be glad to help you pick out and coordinate the delivery of furniture within your budget to help you maximize the value of your property on Airbnb.

8 – How much can I make from renting through Luvanex?

Usually, we are able to provide you with a precise value or percentage after the first 30days of managing your property. However we may still be able to provide you with a conservative estimate depending on a number of factors such as number of bedrooms, bathrooms, size of unit, neighborhood and seasonality. Our experience in the area of our service offering makes us confident to guarantee our clients, that they’ll definitely earn more rental income revenue than the traditional fixed/long term rental methods.

9 – What do you need for the home to be ready?

This will vary from unit to unit. We are able to provide a more in depth assessment during the initial visit we make out to the home.

10 – How soon can you start?

You can start using our management service immediately after our initial visit. We encourage hosts to sign up as early as possible so that we have more time to prepare your listing and achieve the best result.

11 – When can I cancel the service?

You may cancel our service by providing a 7day notice.

12 – What support do you offer guests?

Our goal is to ensure your guests have an excellent experience. We introduce ourselves to your guests as your property manager, we then effectively communicate with them till they check-in, get settled and check out. We also follow up with them on maintenance and offer timely support and assistance.

13 – How will I know when the property is rented and when not?

You will have instant access to information regarding your listing which includes pricing, guest communication, income, reviews, etc. We provide full transparency on the work we perform to achieve your goals.

14 – How and when will I receive rent?

You will receive your rent directly from Airbnb at the moment guests arrive at your flat. You will receive an invoice from us weekly on the cost of our services to you

15 – Can I add or create my own property rules?

Absolutely! You may send them to us and we’ll incorporate them into our standard house rules. Our standard rules include no smoking and no partying or loud music in the unit so your neighbors are not disturbed

16 – Will Luvanex maintain or use my current cleaning service?

Absolutely! We’ll be happy to keep working with whomever you currently use to clean your unit or handyman service you use for general maintenance. Just pass on their information and we’ll introduce ourselves!

17 – How will Luvanex access and manage my account?

Upon sign up for our services, we will provide you a new unique email address for you to swap your current one to under your Airbnb profile. This ensures that all communication and inquiries received under your profile come directly to us so we can respond timely. You will receive an alert from Airbnb informing you of the change of email. We’ll confirm the change on our end and then reset the password for security reasons. We’ll provide you with the new password so you still have access to your account.

18 – My Property Is Listed On Many Sites. How will Luvanex help me avoid double booking issues?

At Luvanex, we maintain your Airbnb account as your primary and master calendar. Booking inquiries from other short-let related websites your property is listed at will then fill up the vacant dates on your master calendar.

19 – Will Luvanex meet my Guests for Key Exchanges & Check Ins?

Due to the volume of clients we service, it is almost impossible to meet all guests for check ins and key exchanges. However, we communicate instructions to your guests each and every step of the way via phone and email to ensure a smooth check in process. We install or recommend key options that we work with to ensure the check in experience is a hassle free one for your guest. We are also able to work with other key options such as an electronic lock, CitycoPilot, Proprly, a doorman, neighbors and other methods that work well for you.

20 – Are the costs of 3rd party services included in Luvanex’s 15% Management fee?

No – the costs of cleaning and other 3rd party services are not included in our fee. Luvanex only helps in coordinating these services to make it a hassle free experience for you. We do suggest our Landlord Clients charge an additional cleaning fee on their listing to cover the cost of this service on their unit
